Position: Alberta Regional Maintenance Manager & Seton Maintenance
Reports To: Director of Maintenance
Location: Grand Seton Village, Calgary, AB 
Employment Type: Permanent, Full Time
Shifts: 40 hours per week, including two shifts dedicated to day-to-day building operations at Grand Seton Village.

Golden Life Management is seeking an experienced Alberta Regional Maintenance Manager & Seton Maintenance to join our Grand Seton Village team in Calgary, AB. Reporting to the Director of Maintenance, the Regional Maintenance Manager is required to be a strategic thinker with strong leadership skills and the ability to manage multiple projects and teams effectively. The Regional Maintenance Manager must demonstrate a commitment to quality and continuous improvement, ensuring all maintenance activities align with the organization's goals and standards.

We're looking for someone who:
  • Corporate Management Team Participation:
    • Act as a resource to management and maintenance employees.
    • Guide, monitor, and evaluate the development and implementation of the maintenance program.
    • Define project requirements, scope, and acquire necessary resources
  • Leadership and Support:
    • Provide continuous support and direction to all villages.
    • Interpret and model policies and procedures.
    • Monitor/audit and evaluate performance evaluations.
    • Participate in maintenance staff recruitment and training.
  • Budget Administration:
    • Administer and monitor the maintenance budget, including capital expenditures.
    • Adjust budgets to meet targets and report cost center variances.
    • Develop and present business cases for budget adjustments annually.
    • Recommend capital expenditures and improvements.
  • Capital and Esthetic Improvements:
    • Oversee capital and esthetic improvements at each village.
    • Work closely with Community Managers to address resident and staff complaints.
  • Resource Management:
    • Source new trades, suppliers, materials, and workforce.
    • Set up and implement new trade and service provider contracts.
    • Authorize and process maintenance invoices with the finance team.
  • Project Management:
    • Plan, execute, and deliver corporate projects on time, within budget, and according to specifications.
    • Coordinate with team members to ensure project requirements, deadlines, and schedules are met.
    • Conduct audits to meet organizational needs and ensure legal compliance (e.g., permits, licenses).
    • Meet with team members to identify and resolve issues.
    • Submit deliverables adhering to quality standards and prepare status reports.
  • Post-Project Evaluation:
    • Conduct post-project evaluations.
    • Identify successful and unsuccessful project elements and develop opportunities for improvement.
  • Maintenance at Grand Seton Village
    • Maintain all aspects of the building, including interior, exterior, grounds, mechanical, electrical, and aesthetics, while completing preventative maintenance as scheduled.
    • Review, prioritize, and address maintenance and resident requests in coordination with the Community Manager.
    • Manage trades, suppliers, and contractors, including sourcing, scheduling, quality control, conflict resolution, and enforcing service agreements and warranties.
    • Support Community Managers by mitigating complaints, assisting with staff training, coordinating new building turnovers, and implementing new trade/service contracts.
The successful candidate will meet the below requirements:
  • Successful completion of a Red Seal Trade program in an Electrical or Mechanical field.
  • Construction or maintenance project management experience, with 2 years minimum in a leadership or supervisory role
  • Experience managing maintenance operations across multiple sites or regions
  • Problem-solving and decision-making under pressure
  • Excellent organizational and project management abilities
  • Strong communication skills to collaborate with operations, vendors, and regional teams
  • Clear Vulnerable Sector Criminal Record Check.
  • Provide Negative TB Screening, and Immunization Record; and,
